    BPO Workflow for REO Properties

TLDR: A Broker Price Opinion is ordered on the asset, completed by the listing broker or field agent, and reviewed by the asset manager. Realty Force supports the order, submission, AI-assisted extraction of the report, and structured review. The platform does not set the final value or replace the broker’s opinion.

Broker Price Opinions support valuation review on REO files. Realty Force keeps the order, report, supporting material, and review decision in a structured asset workflow rather than scattered across email and PDF attachments.

    Who orders the BPO

The BPO order starts on the asset, with responsibility, timing, and instructions recorded as part of the task workflow.

    • The asset manager or client defaults can trigger the BPO order.
    • The task is assigned to the listing broker or designated field agent.
    • Due date and instructions are recorded on the task.

How the broker submits the BPO

The broker completes the report inside the platform or uploads the finished PDF. The report and supporting material remain associated with the asset for review.

    • Supporting photos and comparable properties can be attached.
    • AI-assisted extraction can pull structured fields, including as-is value, repairs, condition, and comparables, for human review.
    • Extracted fields should be checked against the submitted report; extraction is not a final opinion of value.

    Asset-manager review

The asset manager reviews the submitted BPO and any extracted fields before recording a decision. Review remains a human step rather than an automatic acceptance of the extracted data.

    • The asset manager can accept the BPO, request changes, or reject it.
    • Accepted values and notes are recorded on the asset.

What Realty Force does not do

    • Does not generate the final opinion of value.
    • Does not replace the broker’s professional judgment.
    • Does not automatically list the property based on the BPO alone.

The BPO workflow keeps the broker’s opinion, supporting photos, and review decision tied to the asset record.
