Initial Inspection, Rekey & Trash-Out Workflow for REO Properties

TLDR: After an REO property is confirmed vacant, Realty Force supports the coordination of the initial inspection, rekey, and trash-out. The platform assigns the work, tracks status, and stores photos and documents; it does not perform the inspection, change locks, or remove debris.

Vacant REO files commonly need inspection, access-security, and cleanup steps before the next stage. Realty Force coordinates these as structured tasks on the asset rather than scattered email and phone calls; the sequence and required work depend on the client's configured workflow.

    When the sequence starts

A vacant confirmation provides the recorded starting point for the file's configured next steps. Not every vacant asset has the same task sequence or requirements.

    • Occupancy is confirmed as vacant by the listing broker or field agent.
    • Client defaults or the asset manager can trigger the related tasks.
    • Each task is assigned with clear responsibility and a due date.

    Common coordination steps

The team follows the tasks and instructions configured for the asset, recording the result and supporting evidence as the work progresses.

    • Initial inspection is assigned and photos are stored on the task or asset.
    • Rekey is tracked as a separate task with completion status.
    • Trash-out is assigned and related documents or invoices are stored.
    • Status updates are visible to the asset manager and client on the same record, subject to their access to the file.

What Realty Force does not do

    • Does not perform the inspection.
    • Does not change locks or cut keys.
    • Does not remove debris or hire vendors.
    • Does not determine the scope or cost of the work.

The workflow keeps the assignment, photos, and status tied to the asset record while leaving the actual work with the assigned broker or field agent.
