Valuation Compare (BPO vs Appraisal) for REO Properties

TLDR: For eligible lender files, Realty Force places the latest submitted, non-rejected BPO and a selected or uploaded Interior 1004 appraisal side by side on the asset so the client can compare reported as-is value, condition, and occupancy. The BPO may be accepted or awaiting lender review. The platform displays the recorded numbers; it does not generate a valuation.

REO clients reviewing a BPO and an appraisal need to see both reports in the context of the same asset. For eligible lender files, Realty Force displays recorded BPO information alongside information read from a selected or uploaded Interior 1004 appraisal, keeping the comparison separate from the client's final value judgment.

    Side-by-side comparison

Valuation Compare is available on eligible lender files. The client reviews the source reports and their recorded fields; the displayed comparison is not an independent appraisal or a decision about which report is correct.

    • The latest submitted or reviewed BPO that has not been rejected is shown alongside the selected or uploaded Interior 1004 appraisal. The BPO's review status identifies whether it is accepted or awaiting lender review.
    • Reported as-is value, condition, and occupancy are visible side by side when available. Missing information is shown as unavailable, rather than supplied by the platform.
    • The BPO and appraisal documents remain stored with the same asset file, subject to document access permissions.

What Realty Force does not do

    • Does not generate or certify a valuation.
    • Does not replace the BPO or the appraisal.
    • Does not decide which value is correct.

The comparison keeps both valuation documents and their key reported differences on the asset while leaving the final value judgment with the client.
